The Big 5
When you are purchasing a home, we will hire a licensed inspector to perform an inspection during the option period. From major systems to cracks in the walls to the sprinkler system, the inspector will perform a general inspection on the major systems and everything in-between. The Big 5 are items that we want to play close attention to when buying a house:
Roof
HVAC
Electrical
Plumbing
Foundation
These big (and costly items) all have a lifespan. When purchasing a home we need to know how old they are, how the are performing, and approximately how much life they have left. If any of these items are found to be deficient or needing delayed maintenance, we will negotiate with the seller for these items. The inspection of these items and the negotiation for repairs are just two of the many reasons why it is crucial to get an inspection! The general inspector may even recommend that we have a specialist come out to look at one of The Big 5 items.
